Yes — completely. You remain the legal owner throughout. Finlet Properties simply holds a long-term lease that lets us manage and let the property while paying you a fixed rent. When the contract ends, the property comes straight back to you.
We handle day-to-day upkeep and minor repairs as part of the agreement — that's the "hands-off" part. Larger structural issues and anything normally covered by your buildings insurance remain the owner's responsibility, and we'll always flag those to you clearly. The exact split is written into your contract before you sign, so there are no surprises.
If your property is mortgaged you'll usually need "consent to let" from your lender, just as you would with any tenancy, and some lenders like to know it's a company let. We'd always recommend confirming this with your lender or broker before signing — and we're happy to provide whatever paperwork they need. This is general information rather than financial advice, so do check your own mortgage terms.
No. There are no management fees, tenant-find fees, renewal fees or commission. The monthly figure we agree at the start is exactly what you receive each month — nothing is deducted.
That's our risk, not yours. Your rent is fixed and paid on the same date whether or not the property is occupied. Covering voids is the whole reason guaranteed rent exists.
It should be safe, clean and in good lettable condition, meeting the usual legal requirements — a valid gas safety certificate, EICR, EPC and working smoke alarms. If a few small things need doing first, we'll tell you clearly at valuation.
